Pheasant Run – Executive Board Roles
President
Primary Function: Provides overall leadership for the association, oversees all board operations, ensures policies and resolutions are implemented, and serves as the HOA spokesperson.
Core Responsibilities:
- Lead board, executive, and homeowner meetings
- Prepare meeting agendas with the management company and Secretary
- Manage the annual Zoom contract for virtual meetings
- Oversee committees, appoint committee chairs, and support recruitment
- Coordinate with Hunt Management, contractors, and unit owners
- Enforce HOA rules and ensure board decisions are carried out
- Support board members in understanding and improving their roles
- Provide orientation for new board members
Vice President

Primary Function: Supports the President, assists with board operations and policy enforcement, and assumes leadership duties whenever the President is unavailable.
Core Responsibilities:
- Attend all board and special meetings
- Lead meetings in the President’s absence
- Perform the President’s duties and serve as spokesperson, as needed
- Chair a standing committee and help enforce HOA rules and policies
- Assist with appointing committee chairs and recruiting committee members
- Carry out special assignments from the President
- Consult with board members on roles and performance
- Support new board member orientation
Secretary

Primary Function: Maintains official records, manages board communications, and leads the HOA’s communication strategy.
Core Responsibilities:
- Attend all board and special meetings
- Draft, review, and post meeting minutes
- Maintain accurate and secure board records
- Provide required notices for board and committee meetings
- Chair the Communications Committee and welcome new HOA members
- Oversee the annual Homeowner Directory, surveys and questionnaires
- Enforce HOA rules and complete assignments from the President
- Assume President’s duties if President, VP, and Treasurer are all absent
Treasurer

Primary Function: Oversees all financial operations, budgeting, reporting, audits, and fiscal accountability for the HOA.
Core Responsibilities:
- Attend all board and special meetings
- Ensure timely financial reports for the board and homeowners
- Serve as board liaison with the Finance Committee
- Incorporate Finance Committee recommendations into planning
- Collaborate with Hunt Management and contractors
- Ensure adherence to the Expenditure Authorization Control Resolution
- Lead preparation of annual operating and reserve budgets
- Oversee third‑party audits and reserve studies
