The Brookfield Pheasant Run Condominium Homes Association, Inc., is a non-profit, corporate legal entity, established by Declaration under chapter 703 – “Condominiums” – of the Statues of the State of Wisconsin. It is composed of 63 one-to-four-unit buildings which house 155 total unit/homes of various configurations. The property is located immediately northwest of the intersection of South Brookfield Road and West Davidson Road in Brookfield Wisconsin.


The Declarant, Regency Development Corporation, developed the complex starting with the original Condominium Declaration dated October 17, 1988. Construction proceeded through three distinct phases. Phase 1 included construction of two 3-unit buildings and seven 4-unit buildings, resulting in 9 buildings containing a total of 34 unit/homes. Phase 2 began with the first amendment to the original Declaration dated March 19, 1990. It included construction of an additional five 2-unit buildings, two 3-unit buildings and six 4-unit buildings, adding 13 buildings with 40 unit/homes to the original phase. The Phase 3 amendment, dated February 28, 1994, provided for the final construction phase, adding one 1-unit building and forty 2-unit buildings with 81 unit/homes. The completion of all phases provided the final 63 buildings, housing 155 unit/homes, and marked the completion of the overall project.

The areas immediately to the east, north and west of the complex are populated with other residential housing, containing quiet, pleasant walking paths. Weston Hills Park is located directly to the south, across Davidson Road. The park is a 23-acre neighborhood site which encompasses wetlands within a portion of a secondary environmental corridor. It was dedicated to the city of Brookfield for parkland in 1988 as part of the plat for the Weston Hills subdivision which is located to its west. It contains well-maintained features and amenities such as playground equipment, a baseball diamond, a soccer field, picnic tables, and a bike/walking path.


The Pheasant Run complex is accessible via three entrances – one on the east from Brookfield Road and two on the south from Davidson Road. Utilities are provided by the City of Brookfield (sewer and water), We-Energies (gas and electric), AT&T (landline phone). Several Internet Service Providers, including Spectrum and others provide Internet and streaming TV services.


The Association is governed by a seven-person Board of Directors, elected by the designated voting members (owners) of each unit at an annual meeting held near the end of each fiscal year, which is January to December. Directors serve three-year terms with approximately one-third of the terms expiring each year. Hunt Management, Inc., under the direction of the Board of Directors, manages the day-to-day operations of the Association. Monthly meetings, open to all association members, are held by the Board to review, discuss and decide operational, maintenance and financial issues as presented to the Board by various standing committees and/or association members.
